The Best Online Strategies to Sell your Home in Florida

Your home is in pristine condition, you’ve set the ideal price, and now you want every potential buyer to step inside. How do you spread the word that your home is for sale? Traditional marketing tactics are still important, but the digital age can put your home “in front” of more buyers than ever before. In Florida many buyers may be out-of-state, so your online footprint is key.

  • 76% of Internet homebuyers drove by or viewed a home they saw online.
  • 43% of buyers first found their home on the Internet.

Professional Photography 

High quality images are a “must”. They promote your home’s best features and selling points and give buyers a “virtual walkthrough” of your home. Professional photos typically cost between $100-$200 for high quality images. Adding video or drone images will increase this cost but if your home is at a higher price-point it can be worth the cash.

Descriptions and Captions that Generate a Buzz

Listing descriptions and captions with each photo tell an important story to potential buyers before they step inside your home. If you do it right, buyers will be scheduling a showing in no time. Highlight the best features of your home, and surrounding neighborhood amenities. Some of the top things buyers want to hear: zoning for great schools, nearby shopping, and neighborhood perks (ie: you can see Disney fireworks every night!)
Marketing Your Home Online
Your home can be put in pockets of thousands of potential buyers through social media, email blasts, and a massive network of listing sites that will make your home stand out. Using the right listing agent will ensure your home is sent out to a large network of buyers. Check your realtors social media. Are they posting all of their listings? Do your research!

Staging Your Home 

When it comes to pictures of your home – staging is key! Remove all “clutter” from countertops, dressers and floors. Make sure closets are clean and organized and remove some family photos. You want buyers to picture themselves living there! If you find ares of your home are too cluttered, box up and store some items you do not need during the listing period to make more room.
Customized Website
Your home will show up on the MLS and sites like Zillow or Tulia, but, if you have a particularly unique home or have a lot to show potential buyers, it is a good idea to set up a separate website for your home. The website will showcase ONLY your home and you can add photos, videos, 3D tours and the details and unique aspects of your home.
